Our Rooms
Loft En Suite
This is our biggest and most spacious room complete with a lovely en-suite shower. It is decorated in Farrow & Balls tones, with foe fur throws, a Ralph Lauren chair, 28inch TV and Netflix. This room is very quiet, perfect for a good night’s rest and relaxation.

Double En Suite
Decorated in soft pink and grey tones this lovely en-suite is one of our most popular rooms amongst our guests. It is complete with various magazines, a hospitality tray as well as Netflix on the TV, a perfect retreat from the hubbub of traveling.

Twin Bedroom
Thanks to the south facing garden which this room overlooks it is often bathed in afternoon sunlight, and lovely sunsets. Painted in Inchyra, from Farrow & Ball, the colour emphasises the vibrancy of the artwork, whilst complimenting the antique desk and fireplace. This cosy space is primarily a Twin room but can be converted into a Super King if preferred. The private, black tiled bathroom is located just down the hallway.

Breakfast
We offer a flexible style of breakfast be it continental, cooked or simply a coffee and patisserie. Our breakfasts are freshly prepared using organic and homemade produce served in the kitchen.
Breakfast is served between 8.30-9.30am and until 10.00am on Sat & Sun. Price £10 pp
If you require an earlier breakfast due to business, an interview or appointment, please get in touch as we can be flexible.
Alternatively, we can provide A Breakfast-To-Go; consisting of a sandwich, a piece of fruit, a cereal bar and a bottle of water.
Arrival & Departure
Check-in is from 4.00pm, latest check-in is 8pm. Check-out is latest 10.30am
We do offer our guests the option of a Luggage drop if they are arriving before the check-in time. It is our policy that we do not accept arrivals later than Midnight.
House Rules
There is no smoking inside our B&B. If you wish to smoke we have a garden that you are very welcome to use.
No Showers after Midnight, as it disturbs the rest of the household.

Payment
To secure the room at the time of booking, we ask for an up-front payment of one night’s accommodation. Before departure payment is required in full.

Booking Information
Normally, we require a two-night minimum stay over weekends – however, we can sometimes accommodate a one-night stay.
Unfortunately, NO Pets allowed as we have one resident Jack Russell!

Location
Recently voted the 10th best neighbourhoods in the world by Lonely Planet, Tooting is undergoing a form of resurgence. Tooting Market is fast becoming a hot spot for food, drinks and boutique shops. Thanks to its India/Pakistani community, you can find the best curry’s in London.
St Georges Hospital is located a short distance away by bus, car or foot. There are excellent transport links to Chelsea, Brixton, and central London.
There two closest tube stations are Tooting Bec & Broadway, from which it takes only 20-25 minutes into central London.
